3,739 flats released in first HDB launch of 2019. The Build-To-Order flats will be in Jurong West, Sengkang and Kallang Whampoa.
Housing and Development Board (HDB) launched 3,739 flats for first Build-To-Order (BTO) and Re-Offer of Balance Flats (ROF) exercise of 2019.
There are a total of 5 projects namely Boon Lay Glade, Jurong West Jewel, Fernvale Vines, Kallang Breeze and Towner Crest.
Boon Lay Glade, Jurong West Jewel, Fernvale Vines are located in non-mature towns of Jurong West and Sengkang and Kallang Breeze and Towner Crest are located in the mature town of Kallang Whampoa.
Since I’m spend my first quarter of my life in the west, my post will cover the 2 west BTO only. Let’s see which BTO is worth to get and why.
What is BTO?
Build to order as the name suggested, HDB will construct the flats when there is >65% of application rates. So what happen if the take up rate is poor? HDB will abort the construction and will have another BTO exercise when HDB feel that the take up rate will be high.
Once the project begin construction, generally the waiting time for project to complete will be around 2-3 years although there have been instance the project took longer than 3 years. Given the current technology, Pre-fab can greatly reduce the construction time.
Jurong West Jewel
Jurong West Jewel offers 599 units of 2-Room Flexi, 3-Room, 4-Room and 5-Room. The nearest MRT will be Pioneer MRT (490m).
There are 3 Primary Schools within 1km, Juying Primary (700m), Frontier Primary (740m) and Jurong West Primary (780m).
Secondary Schools there are 3 within the area, Juying Secondary (720m), Jurong West Secondary (1000m) and Boon Lay Secondary (1260m).
For Sports lover, Jurong West Sports and Recreation Centre is right across the road. Jurong West Sports and Recreation Centre contains a myriad of facilities that include a sports hall that caters to tennis, table tennis and badminton, a multi-purpose stadium and a swimming complex.
Boon Lay Glade
Boon Lay Glade offers 775 units of 2-Room Flexi, 3-Room, 4-Room, 5-Room
There are 3 Primary Schools within 1km, Boon Lay Garden Primary (330m), Lakeside Primary (940m) and Corporation Primary (1130m).
Secondary Schools there are 3 within the area, Dunearn Secondary (50m), River Vally Secondary (290m) and Boon Lay Secondary (940m).
Groceries there are NTUC Boonlay (470m) and NTUC Jurong Point (600m).
For Nature lovers, Jurong Central Park is just across the road and beside the park there is Safra where you can have your dinner and sports activities.
Selling Price and Sizes
The BTO price start from $95,000 to $382,000 before Grants and $15,000 to $377,000 after Grants. For details of the various grants available, please visit
2 rooms Flexi comes with 2-floor areas, one will be 38 sqm and another is 47 sqm. For 3 rooms to
HDB provided a comparables in the vicinity and it seems like it’s sure profit when you sell the unit. Do take that as a referrence only and as resales prices is very depending on market demand.
Jurong West Jewel have good primary school nearby like Jurong West Primary but it is located very near to mega industry area. The location is also at far end of Jurong where one bus stop away is Jurong Camp ii and further down is Joo koon.
Boon Lay Glade have 1 primary out of 1 km range and the BTO is located at the plot of land previously used by SCDF. Jurong Point shopping
If i am to apply for the BTO, i will choose Boon Lay Glade over Jurong West Jewel.
